We list your rentals on high traffic sites such as Zillow, Trulia, Hotpads, Dwellsy, RentalSource, and more.
We will also market them here on our website and other channels as needed to ensure full occupancy and maximum return.

4. How often will I receive distributions & how are they made?
Owner's distributions are typically disbursed by the 15th of the following month by either check or ACH.

5. Do you screen the tenants you lease to?
As part of our rental applications, we also request background checks via TransUnion paid for by the tenant's application fee. This includes criminal history, eviction history, and a credit report to ensure we bring in the best tenants.

Yes, not only do our owners each have access to an online portal, so do our residents. This makes things like maintenance requests, and owner statements so much easier and transparent between all parties.

How can I schedule a showing?

What are your renter requirements?
Although every situation is evaluated individually, below are some guidelines we consider when reviewing applications.
Documentation:
A government-issued ID must be provided to show applicant is at least 18 years old and has legal status. If applicant does not have a Social Security Number, they must provide proof of legal status.
Income:
Applicant(s) must be able to provide proof of income at a minimum of 2.5x the amount of monthly rent. Section 8 / Housing vouchers are accepted and may factor into the income minimum required.
Credit Worthiness:
Several factors (i.e., credit score, rental payment history, past collections) are all considered when determining approval. For example, someone may have little to no credit but have 12 months of good rental history.
Evictions within the last four years, unpaid landlord judgements or a negative landlord reference would be reasons for denial.
Criminal Background
Disqualifying offenses include:
- Any registered sex offenders
- Within 1 year of conviction: Minor charges or citations for possession of drugs and paraphernalia, incomplete probation period
- Within 3 years of conviction: Misdemeanor violent offenses, theft, possession of drugs or paraphernalia, incomplete probation period
- Within the last 5 years: Felony drug possession, theft, assault or other felony convictions, incomplete probation period
- Within the last 10 years: Felony distribution, trafficking, multiple convictions for the same offense/category, incomplete probation period

Who needs to fill out an application?
Any adult over the age of 18 will fill out an application and pay the non-refundable application fee.

What’s the application process?
- The link for the online application will be posted with the listing.
- The application fee is $49.90. (A fee of $3.50 is added for credit card processing.)
- Once approved, a security deposit is required in order to hold and lease the rental. In most circumstances, the security deposit is equivalent to one month's rent, with a maximum amount of $1000.

Do you run background checks?
Yes. As part of your rental application, we will be requesting background checks from TransUnion that include a criminal, eviction, and credit history.
If you have any concerns about what may be on the background check, please discuss this with us prior to paying for the rental application.

Does everyone living there need to be on the lease?
Any adult living in the residence will need to complete an application for background, even if they won’t be taking responsibility for the lease.

What lease terms are available?
A beginning lease term is usually 12 months. At the time of renewal, a resident may renew for another year, for 6-9 months ($20 monthly fee) or month-to-month ($50 monthly fee).

What does the tenant portal do?
The Tenant Portal is an online tool provided for you at no cost. You will be able to:
- Pay your rent online.
- View your previous and upcoming payments.
- Add your renter's insurance information (if needed).
- Submit and track maintenance requests.

Do you allow pets?
Yes, with approval. There will need to be a:
- $300 deposit per pet (refundable)
- $30 monthly fee per pet (non-refundable)
- Signed Animal Addendum

How do I use the tenant portal?
The tenant portal is linked through this website and an invitation link is also sent to renters. Through the tenant portal, you can pay rent, submit a work order request and communicate with the property manager. You can also click here to watch a video on using the portal.

What kind of written notice is required if we decide to move?
Thirty (30) days, provided the lease term is fulfilled.

How do you communicate with tenants?
You may be contacted by email, by phone or by a paper notice at your residence. We do not regularly text message tenants, but if you text message us, you are opting in to receive text messages from us for the purpose of responding to your request.
